The services provided to the seller including ordering payoffs, obtaining certifications and arranging the preparation of deeds are important tasks. Selecting a trusted Title Agency can be the key to a smooth closing for all parties. As the seller, you can request the buyer use a certain agency to save the buyer time and money. Relying on the title insurance policy when you initially purchased can save up to 15 percent of the title insurance charge and the closing can generally occur more quickly.
At Landis Title, we have an extensive collection of previously insured properties that allow us to be efficient and effective. We also provide our own settlement support services to streamline property closings.
Sometimes, Real Estate Companies and/or Lenders have an Affiliated Business Arrangement (ABA) with a Title Agency they use or own. This means your Real Estate Company, Realtor and/or Lender may gain financially when you use their Title Agency. It is illegal to force or coerce an individual into using a specific Title Agency. If this happens you can file a report with The New Jersey Department of Banking and Insurance.
